Austin's BEST Home Inspection Company

Buying a new home or commercial property is probably the biggest investment you'll ever make. And its a decision that will affect you for years to come. The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. Know what you're buying before you purchase the property. A Professional Home Inspection will significantly reduce your risk and help you make your decision and make the entire buying process easier and less stressful. We really enjoy helping our clients in this process, customer service is our highest priority.
Inspection Services of Austin has been serving Austin and the surrounding areas since 1987 and has inspected many properties throughout the years. Experience does count in the Home Inspection business and should be considered when pricing an Home Inspection. The lowest price is not always the best decision. Considerations need to be addressed when hiring a Home Inspector such as: Does the Home Inspection Company carry Errors & Omission insurance for your protection, Are they a fulltime company that has been in business for a long period, Are they registered with the Better Business Bureau?
It is clear that many real estate agents try to keep qualified Home Inspectors away from their homes. Many realtors try to get their clients to call a Home Inspector they know, which are mostly the unexperienced Home Inspectors which miss many items due to unexperience so not to blow the home sale. Many Home Inspectors try to please the real estate agent for referrals and more business. Many of these types of Home Inspectors do not tell the clients all of the items that will be on the report when walking the home with their clients or just try to run through the defected area so you the client don't pay much attention to the area that may be very important and may cause you to not buy the home, which blows the deal for the real estate agents and they have to start all over with another client.
Many Home Inspectors will perform a Home Inspection for unrealistic rates to please real estate agents and have to perform 3 to 5 Home Inspections a day to make up for the cash flow. There is no way a Home Inspection can be done properly performing this many Home Inspections a day. It takes at least 3 hours to perform the Home Inspection and 3 hours writing and composing the report. This is not counting driving time to and from the property. You do the math and see how many reports a Home Inspector should be writing a day. This needs to be considered and asked when hiring an Home Inspection Company.
Many Home Inspectors write onsite reports which use the same phrases for all homes with a punch of a button. All homes are different and computerized phrases cannot be used properly for all homes. Many Home Inspectors also have onsite reports that are basically all check marks and are not committing on the items that need to be addressed. You need to know more about the home than check marks. This is how many Home Inspectors are performing multiple home inspections a day to make up the cost difference of performing cheap rate Home Inspections.
With Inspections Services of Austin, you will get a very most detailed comprehensive and thorough report. My goal is to provide each and every one of my clients with an inspection that exceeds all highest expectations. We strongly encourage all of our clients to accompany us during the home inspection so that all defects and items that is going to be on the report can be viewed and talked about at the time of the home inspection. You should feel free to ask the home inspector any questions you may have during the inspection process. The Home Inspector will point out problems and explain them to you. The Home Inspector will also show you the good points of the property as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home or property, and how to maintain it.
My Goal is to provide each and every client with an inspection that exceeds their Highest Expectations. I tell you what. I will make a deal with you. If you are not satisfied with my Inspection I will pay for an Inspection of your home by any Inspection Company you choose. If the new Report locates any defects that I do not have listed on my report I will pay the charge even if the Inspection is at higher cost.
Armed with the information our report will provide, you can make your decision with confidence.
It seems some Realtors do not like what I have said about Realtors in the above paragraphs. Here are a few E-mails I have been receiving from Realtors that are offended.
It seems the dogs always bark first. The E-mails are saying exactly what I am talking about above. These Realtors are trying to dominate what Home Inspector they use and let their clients use. As they say in the E-mails. I will not use your Company ever and will not recommend your Company to clients. They have no business trying to regulate who buyers use to inspect the homes. It should be up to the buyers. Realtors should not be able to give a list of home Inspectors to their clients. This is just not right for the Realtor to choose and pick Home Inspectors.
Recent E-mails I have received due to the above comments:

Royce,
My name is Dawn Krantz. I am the #2 Realtor in Austin. You might want to be aware that your website has triggered an angry reaction from many realtors and is being forwarded around through the Realtor community. In this very tough market we should all be working together as a team, trying to help each other when things are tough, not trying to alienate the people that we depend on for business.I don't know where you get your information from about how Realtors decide who to refer their clients to, but obviously you are not happy with the amount of business you are doing so you have decided to play the blame game and foolishly attack the Realtors who your livelihood depends on.Most Realtors try to be professional and very careful about who they refer their clients to. It is who they have built a good relationship with and had a good experience with. If you have the type of attitude you obviously do about Realtors you probably have a very difficult time building good long lasting relationships. Because of the amount of business that I do I use 3 inspectors. I change them regularly if they are not properly servicing my clients needs. If they do a great job they have my loyalty. You can continue to keep the misinformed, negative, information about Realtors on your website that more and more Realtors will become aware of as your website gets forwarded throughout the Realtor Community or you can build business through relationships and a positive website about your attributes and why people should use you. Knocking the people you depend on the most is not what I would consider an effective marketing strategy.

Royce, As an honest Real Estate agent who makes my living with integrity in all my transactions, I take offense to what you put on your website. "It is clear that many real estate agents try to keep qualified Home Inspectors away from their homes. To generalize that all of us hire unqualified inspectors to try to "dupe" our clients is enraging. I don't build my business one transaction at a time, but by creating a relationship so that I become each clients' Realtor for life. Why would I want to try to hire an inspector who would then do shoddy work and mislead them? I want my clients to make informed decisions and feel like they are making the best purchasing decisions they can. I can guarantee one thing, I would never hire an inspector like you. I look for partnerships of mutual respect. As a Real Estate professional, I could not imagine writing a website that told people they did not need inspectors because they were all dirty, incompetent crooks. Essentially you did that to our profession.
I don't know who you met who has soured your opinion of all Real Estate agents, but I pity you for your grudge. I hope you will realize the damage you cause for small agents who work hard every day to earn an honest dollar. If all of us in this industry would stay positive and help each other, we would all be more successful and better people for it.

Actually, I disagree, I think only the GOOD Realtors get offended. I have a hard time imagining your Realtor "friends" are OK with your website. Because you do not differentiate who you are talking about, it becomes a blanket statement about all Realtors. So, to any customer reading your website, you are in essence telling them Realtors are not to be trusted and crooks. If you see this everyday, and KNOW FOR A FACT, then call them out specifically. If your balls are so big, you won't be scared to just pigeon hole them! Don't pussy foot making generalizations causing all of us to be suspect to the public.
What you forget is that not only are homeowners your customers, but we as Real Estate agents are your customers as well. By your post on your website, you are alienating a huge number of potential customers-Realtors . Remember, we call you with clients, you don't call us with clients!
I don't have to use your services to know what kind of person you are. Your website, which is set up to inform persons about who you are, tells me everything! You are bitter and display a poor attitude towards your fellow colleagues. I don't want to introduce such negativity to my clients!
If you are offended by our emails to you, I suggest you change your negative website. Then no one will be offended! It is a win-win!!!
Heather
In other words it's a win- win!! situation if I buddy up with these Realtors to make more business as she is saying. Below is a real profesional Realtors opinion about my website. These kind of Realtors are the ones a person wants to hire when buying or selling a home, which are hard to find.
Hi Royce,
The way you say many may be misconstrued by some individuals so I believe that is where “many” of your negative comments originate, but I disagree with the individuals that take offense to your site. Yes, you have caused me as a Realtor to loose some sales but it has always worked out for the better in the interest of my clients. It is our job as Realtors to provide our clients with the best service including inspection services, which means even if it costs us a sale. People trust us with a HUGE investment that involves a lot of their hard earned money so we need to protect them. I discovered you about 6 years ago and even had you inspect my own personal residence so I think that speaks volumes about what I think about you. I would also like to thank you for the referral you sent me and will be contacting you very soon for another one of your thorough inspections that seems to be dreaded by many other agents. All I have to say is they need to get a life if they are that wound up about your site—give me a break! Seriously those agents need to go sell something and get their butts off your site.
Keep up the great work!
