Infrared imaging provides important information relating to otherwise inaccessible areas of a residential building. Infrared detects extremely small but crucial differences in temperature from one area of a house to another. These temperature variations show up on the camera’s view screen as “cold” or “hot” spots, which reveal hidden problems that often cannot be detected in the course of a traditional visual inspection.

Why Perform Infrared Home Inspections?
Combined with traditional home inspection techniques, the infrared inspection method reveals substantially more of the house than can be perceived by the naked eye and conventional inspection tools. Many things can't be be seen with only a flashlight.
Examples of infrared inspection applications:
Water intrusion: scanning interior surfacesof a building with an infrared camera can reveal excess moisture due to plumbing leaks, roof leaks, leaks around windows, etc. Wet areas of building materials cool when energy is transferred during the water evaporation process; therefore, a wet (“cooler”) area will stand out from the surrounding dry (“warmer”) surface.
Insulation deficiencies: appreciable temperature differences, due to variations in thermal energy (heat) transfer, allow for detection of deficient or missing insulation when scanning ceiling and wall surfaces.
Roofing leaks: scanning roof coverings can reveal water intrusion and accumulated moisture below the surface. Due to its thermal properties (high thermal capacity), water typically gives up heat at a much slower rate than the surrounding roof materials. The areas of accumulated moisture can therefore be detected when scanning the roof surface. This type of roof inspection is best done in the evening or early nighttime after thermal energy imparted during the daytime is transferred or released.
Electrical systems: deficiencies within the electrical system can be made visually apparent by use of an infrared camera. For example, a deficient connection between electrical components can result in resistance which will manifest in an apparent temperature elevation when compared with similar types of connections under similar load conditions.
Structural issues: differences in thermal capacity, conductivity, and other intrinsic qualities of building structural components can allow for their detection when scanning walls, floors, and ceilings with an infrared camera. Under the right conditions, missing structural components, and portions of structural components which are damaged (to the extent that their intrinsic qualities are significantly changed), can be detected.
NOTE: Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does not guarantee 100% accuracy, unless removal or destruction of components can be achieved to validate findings. When possible, other tools are used to verify thermal images, but even with these considerations we do not claim to have x-ray vision. Conditions may change and cause the apparent temperatures revealed on thermal images to be different at any given time.

GUARANTEED THEY WON'T!! THIS IS JUST NOT RIGHT AND UN-CALLED FOR FROM A PROFESSIONAL HOME INSPECTOR. DON'T ASK ME WHY BUT ALL OF THE INSPECTION REPORTS I HAVE SEEN AND READ FROM OTHER COMAPANIES AND INDEPENDENT INSPECTORS IN MY YEARS OF INSPECTING, ONLY 5 TO 10 PHOTOS ARE INSTALLED IN A REPORT? Lennar Homes is telling their customers that if you're siding looks like this a few months after you buy the home, it is up to you to re-caulk and re-paint the home. IT IS NOT COVERED UNDER THE LENNAR ONE YEAR WARRANTY. CAN YOU BELIEVE THIS!!
THEY DO NOT EVEN NAIL THEIR SIDING ON THEIR HOMES.
IT ALSO APPEARS LENNAR DOES NOT NAIL THEIR ROOFS NEITHER OR METAL FLASH THEM!!
There are GOOD Builders out there dont't get me wrong. This month (December) I have inspected three MERITAGE HOMES and I have to give it to them. No gripes about my Reports and no Negative Attitudes. I would grade them with an A- overall. If you are looking for a Builder this may be a excellent choice.

Taylor Morrison & Standard Pacific makes it mandatory to sign paperwork to perform an Inspection on their homes. It appears they require Inspectors to carry a $1000.000.00 Liability Policy and A Workers Compensation Policy to step foot on THEIR PROPERTY. And to show them proof of our vehicle insurance policy to beat all!! Wonder WHY of that!! It appears TAYLOR MORRISON & STANDARD PACIFIC do not like to see their homes get Inspected and is a good way to NOT get them inspected. Builders have NO business trying to regulate what Insurance Inspectors carry. Inspectors ARE regulated by the State of Texas to carry a certain type and amount of Insurance. NOT BY THE BUILDER!!
Gehan Home Builder hits the list Big Time!!
Wow!!! This Builder beats out all Builders on my list!! You would not believe what they did to one of my clients. They might as well of just put them on the ground and rubbed their face in the dirt. Not just rubbed their nose in the gound but just crammed in the ground until they stopped breathing.
I cannot understand why any Builder would treat folks like this. Un-beleivable!! And these folks were an elderly couple and were so sweet to treat like this.
They almost made this elederly man have a heart attack. They started out refusing my inspection Report until the buyer threatened to sue Gehan!!
Then they fined them around $300.00 for not going to closing the day the Builder wanted them to go to closing. Un-believable!! No one should be treated like this.
And to top it off after not wanting to fix the issues on the report they refused to sell the home to the poor eledrly folks!! I have never in my 23 years seen a Builder act like this especialy to elderly folks this age.

It is clear that many real estate agents try to keep qualified Home Inspectors away from their homes. Many Realtors try to get their clients to call a Home Inspector they know, which are mostly the unexperienced Home Inspectors which miss many items due to unexperience so not to blow the home sale. Many Home Inspectors try to please the Real Estate agent for referrals and more business. Many of these types of Home Inspectors do not tell the clients all of the items that will be on the report when walking the home with their clients or just try to run through the defected area so you the client don't pay much attention to the area that may be very important and may cause you to not buy the home, which blows the deal for the Real Estate agents and they have to start all over with another home.
Many Home Inspectors will perform a Home Inspection for unrealistic rates to please real estate agents and have to perform 3 to 5 Home Inspections a day to make up for the cash flow. There is no way a Home Inspection can be done properly performing this many Home Inspections a day. It takes at least 3 hours to perform the Home Inspection and 3 hours writing and composing the report. This is not counting driving time to and from the property. You do the math and see how many reports a Home Inspector should be writing a day. This needs to be considered and asked when hiring an Home Inspection Company.
Many Home Inspectors write onsite reports which use the same phrases for all homes with a punch of a button. All homes are different and computerized phrases cannot be used properly for all homes. Many Home Inspectors also have onsite reports that are basically all check marks and are not committing on the items that need to be addressed. You need to know more about the home than check marks. This is how many Home Inspectors are performing multiple home inspections a day to make up the cost difference of performing cheap rate Home Inspections.
