Four- Point Inspections
Inspection Services Of Austin performs a four-point inspection system upon Insurance companies requirements. Most insurance companies want to know what risk they are taking with insuring your home. Most insurance companies these days are asking for a complete inspection of the property or for a four- point inspection when your insurance is up for renewal. The four-point inspection consists of the Roofing system, Electrical system, Plumbing system and Mechanical system. This is one reason why to try not to claim on your insurance policy when you have a minor water leak that does not cost much money to repair. This tells the insurance company what kind of risk your home is. Most insurance companies pay for the inspection for you. There are a few that require you to pay for the inspection. This will have to be addressed with your agent. If asked by your insurance company to have a four-point inspection, below is what will be inspected.
Roofing system
(1) Walk the roof.
(2) Inspect all shingles and estimate the age.
(3) Inspect all metal flashings for leakage
(4) Inspect all roof jacks and pipe penetrations.
(5) Inspect for any past leakage.
Electrical system
(1) Identify grounded system.
(2) Identify type of wiring.
(3) Remove and inspect panel boxes.
(4) Inspect for GFCI circuits for safety.
Plumbing system
(1) Inspect valve at street.
(2) Inspect water heater and age.
(3) Inspect all interior water fixtures.
(4) Inspect all water cutoff valves at fixtures.
(5) Inspect all visible vent pipes and water lines.
(6) Inspect static water pressure to the home.
(7) Inspect for any past water leakage.
Mechanical system
(1) Inspect out side unit and age.
(2) Inspect furnace/ age and closet safety.
(3) Operate A.C. and heating cycle.
(4) Test temperature differential of the A.C.
